Some simple rules and regulations for your stay
Barrington Outdoor Adventure Centre manages Riverview Cottage at The Steps. We love this area and hope that you will too. These House Rules are provided for Riverview Cottage so you can maximise your accommodation enjoyment and so that all Guests and Visitors know the specific rules governing their permission to enter and occupy the property.

We see this area as a wilderness environment which must be shown due respect. Guests need to be aware of the remote location and take responsibility for their own actions.
On Arrival
When you arrive at Riverview Cottage please read the information folder located on the coffee table, it contains valuable details regarding the Cottage, The Steps property and activities in the area.
Water
Water from Cottage taps is filtered to a potable (drinkable) standard. The water tanks are not large capacity so please conserve water as much as possible.
Toilets and Showers
All wastewater is treated onsite in our worm farm system. Please only place organic materials in the system, no bleach, plastics or personal items. Cleaning equipment is provided for you to clean the bathroom. If supplies are running low, please notify a BOAC staff member where possible.
Firewood
Firewood is not to be scavenged from the property or neighboring properties, this timber forms valuable habitat and is part of our rehabilitation works. Additional firewood can be purchased for $20 per bag, delivered. Complimentary firewood is only provided for Winter bookings at Riverside Cottage for heating purposes in the internal combustion fire. You are responsible for knowing the fire danger rating and if a fire ban is in effect. Please ensure the fire is out before checking out.
During Your Stay
Please recycle all kitchen waste into bins provided, (glass, plastic, cardboard/paper, non recyclable / rubbish). Excess rubbish must not be left elsewhere on the Property.

The person making the booking is responsible for:
Day Visitors
Should you have additional people visit you for just a day, or part thereof, at The Steps Barrington Campground or Riverview Cottage, they also need to check-in online prior to their day visit. They are required by law and our governing body to read, understand and sign the rules and regulations of the property and provide us with the car registration details of their vehicles. Charges apply for day use and day visitors.
Gatherings or functions
The Property is not a “party house” and any such activities are strictly prohibited; and any gathering, celebration or entertainment permitted at the Property must not conflict with residential amenity and must comply with all the other requirements.
Parking
Guests and Visitors are to show consideration to neighbours and other vehicles and Riverview Cottage guests must park adjacent to the Property.
Out of Bounds Areas
Storage sheds are strictly out of bounds to all guests. During wet weather, vehicles are not permitted on the grass areas. Please park your car in a car park space.
River safety
Never ever dive into any river waters, from any thing or any height. We strongly recommend the use of life jackets to any persons entering the water. All children to be supervised at all times near and in the river. Be considerate of other river users i.e. swimmers, kayakers
General Warning AND Exclusion of Liability for Mountain Bike Trails
Guests at Riverview Cottage have access to The Steps Barrington Mountain Bike Trails and as such should be aware that Mountain biking is a potentially hazardous activity carrying a significant risk. Undertaking this activity may result in injury or death to the person and/or property loss or damage. The activity should only be undertaken with a full understanding of all inherent risks. These guidelines must always be used in conjunction with the exercise of your own experience, intuition and careful judgement. Children should be accompanied by an adult at all times and should be monitored for fatigue regularly. Protective clothing and equipment is recommended for all riders. Bike helmets must be worn at all times. Normal road rules apply. These trails are designed for modern mountain bikes only. You must ensure your equipment is suitable for the terrain, is safe and is serviced. BOAC takes no responsibility for failed, lost or damaged equipment.
Fires and Floods/Evacuation Plan
In the event of an emergency all persons are required to leave the property under the direction of authorized personnel (BOAC Staff, Police, RFS). If authorized personnel are unavailable please make your way in an orderly manner off the property. We reserve the right to relocate guests for their own safety.
Tracks and walkways
Please be considerate of other users i.e. walkers, bikers.
Road Safety
Please drive slowly, keeping an eye out for children, mountain bikers and wildlife.
Give way and show patience to other road users.
Security
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
Smoking
Smoking is not permitted indoors.
Pets
Pets are not permitted anywhere at The Steps or at Riverview Cottage.
BBQ
Please clean the BBQ after use.
Damages and breakages
Damages and breakages must be reported to the Manager prior to your departure. While you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture and fittings, and/or any consequent loss suffered by the Property Owner. Replacement costs will be charged to your credit card.
Emergency Contact
In the event of an emergency relating to the Property, please telephone the office on 6558 2093.
On Departure
Squatter’s policy: maximum stay is 14 days at any one time.
Compliance
Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
The Owner and Manager reserve the right to terminate permission to occupy, and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Be aware:
- This property is not staffed.
- There is no mobile phone coverage on the property. WiFi is available at the cottage.
- The closest medical facility is the Gloucester Hospital located in Gloucester township.
- You are responsible for you and your party’s safety at all times.
- Please read the information provided about the Cottage and familiarize yourself with the House Rules.
- We reserve the right to remove any persons that do not adhere to the conditions that are set out below. We ask you to respect the conditions we have set out to make your stay enjoyable.
- This cottage is located in a rural area and guests may therefore be subjected to wildlife encounters around and occasionally inside the premises. Wildlife may include snakes, mice, spiders, lizards, flying insects and possums. Our staff clean the house regularly however the occurrence of such wildlife around and inside the premise is not always avoidable.
Rules (not negotiable):
- All vehicles must keep to designated roads and obey speed limits
- Do not light fires directly outside the property as the smell can linger indoors and you will be charged for the cleaning fee. The fire scar is also not visually appealing.
- Only the number of guests nominated and agreed in the booking may stay in the property over night. If any other guests stay, extra charges apply at the standard rate. We reserve the right to check for guest numbers during your stay. You will be charged according to the number of beds used.
- If you are expecting day visitors, please advise staff at the Office. Visitors must check in online or at the office before proceeding to the cottage.
- No motorbikes or loud machinery
- No loud music or obnoxious behaviour
- No firearms, hunting or shooting
- No littering
- No excessive alcohol or drugs
- No domestic pets due to proximity of wildlife

- Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties or the campground, especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
- Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
- Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

- Please strip all used beds and place all bed linen (excluding doonas and covers), and towels in the bath.
- Blankets / doonas are to be placed on bed.
- Please ensure all kitchen utensils are washed and stored as you found them on arrival, and that benches, fridges and tables are wiped and clean.
- Please ensure the BBQ is clean.
- Place all rubbish in the external bins provided.
- Please return all items to the location in which they were found.
- Please only use cleaning products supplied as we are an eco-friendly business.
- The property should be left in the same clean, neat and tidy condition, as on arrival. If additional extra-ordinary cleaning is required, the cost will be charged against the credit card at the rate of $35 per hour.
Squatter’s policy: maximum stay is 14 days at any one time.
